What is the Luxury Portfolio standard listing criteria?

Below are the general criteria necessary for properties to be posted to LuxuryPortfolio.com.  

  • Listings in your approved LeadingRE territory can be added to LuxuryPortfolio.com.
  • Priced at equivalent to US $999,900 or more (listings that fall below that price will remain in the site until 30% of the original list price) - unless property threshold has been modified by special arrangement. 
  • Residential listings only – no commercial, ag, or mixed-use income properties.
  • We do not allow duplicate entries of the same property. 
  • Multi-unit residential listings may be added to LuxuryPortfolio.com if all units would individually qualify as luxury (e.g., a 3-unit building priced at least $3M).

Photos: 

  • Property must have five (5) good quality, high-resolution, unique photos. 
  • Photos with broker name or company logo watermarks will be declined for display on LuxuryPortfolio.com. 
  • Floor plans do not count as part of the required five photo images (floor plans may be included if you already have 5 photo images). 
  • Renderings are allowed if they are architectural perspective, full color illustrated renderings (always subject to approval). 

Use of Other Luxury Affiliations:

  • Any company logos, company descriptions, property descriptions, agent bios, and/or tour videos displayed on LuxuryPortfolio.com or on Luxury Portfolio marketing materials may contain the logos of or text references to outside luxury marketing programs, websites, or affiliations upon approval from the internal Luxury Portfolio team. Please send all questions in this regard to support@luxuryportfolio.com

Vacant Land: 

  • Land must be for use for the construction of a single-family residential home. Commercial or sub-division/multi-unit development land is not permitted.
  • Approved with five (5) good quality, high resolution photos of exceptional views and/or site photography. 
  • Vacant lots that do not offer an exceptional location, views or other amenities will not be accepted. 
  • Properties marketed with/without or with a varying amount of land can be added up to two times if the price is significantly different and there are additional photos (always subject to approval). 

Construction:

  • Pre- or under construction listings must meet the same general criteria of all listings.
  • Under Construction - approved with a minimum of 1 full color rendering and one "under construction" photo. The remaining 3 photos can be renderings, views or "under construction." 
  • Pre-Construction - approved with a minimum of 1 full color rendering. The remaining 4 photos can be renderings, views, or site photos. 

Ad Copy: 

  • All properties will be reviewed for grammatically correct ad copy and preferably should include a detailed property description. Copy will be checked/edited for errors, structure, and flow.
  • Abbreviations ('br' to 'bedroom') will be written out, excessive copy in CAPS and emphasis will be removed, complete sentences formed, etc. 
  • Links to other URLs in property descriptions will be removed in order to keep the LuxuryPortfolio.com browsing experience consistent for consumers.
